How do you know if a seller is truly serious about selling her home? What’s the motivation? Is the seller being transferred by the company? Does she want to buy a bigger home or down size to a smaller home? Or could it be that she just wants to see what a buyer is willing to pay for the house?
Normally in this situation, the seller is almost always inclined to price the house at the highest price without knowledge of the current market conditions. If you are selling your home and this is your scenario, then I encourage you to stop. This is an invitation to disaster for all parties involved in the transaction. If a seller prices her home too high, the buyers that have been looking for that particular home will quickly understand that the property is over-priced. Keep in mind that buyers are quite savvy these days. They work closely with their Realtors and the internet and know exactly what they can get for the money. Therefore, when listing a home for sale, spend some time with your Realtor. Let her show you the sold comparables in the neighborhood and guide you to a realistic sales price. This can bring about multiple offers which most often will get the seller to her full-priced offer.
